1. Fitness for Vitality Resolution Series
A three-race series that starts in January and continues through March, including 10k and 5k running events. Sunday, January 28, February 25 & March 25
2. My Better Half Marathon
Prepare yourself for a running event like no other. Romance. Kitsch. Sweat. My Better Half Marathon is a celebration of running, romance and rom-coms. There are 4 categories: Bromance (two guy friends), Besties (two girl friends), Lovers (romantically involved) and Lonely Hearts (self-explanatory). Sunday, February 11
3. Pedal Against Trafficking Humans (PATH) Ride & 5k Walk
The PATH Ride is a part of a local movement to prevent trafficking, help victims, and support survivors. Saturday, March 24
4. King County Bar Association YLD 5K Fun Run & Walk
This 5k fun run and walk benefits the King County Bar Association, including 32 Neighborhood Legal Clinics and other pro bono programs located throughout King County. Date TBA
5. Furry 5k
The Annual Furry 5K is a timed, dog-friendly 5k run and walk that helps support the Seattle Animal Shelter. Sunday, June 10
6. Shore Run 10K & 5K Run/Walk
Run/Walk along the shore of Lake Washington from Seward Park to Madison Park. About 3,000 people are expected to participate. CANCELLED
7. Rock and Roll Marathon
A Signature Seafair Event celebrating its 10th year, this race takes runners on a scenic tour of Seattle with marathon and half marathon courses lined with local bands. Saturday, June 9-Sunday, June 10
8. Walk for Rice
Every year, nearly 1,000 people coming together to raise funds for the Food Bank and nutrition programs at Asian Counseling and Referral Service. Saturday, June 30
9. STP (Seattle to Portland)
This 200+ mile bicycle ride is the largest multi-day bicycle event in the Northwest, with up to 10,000 participants riding from Seattle to Portland in one or two days. The route takes you through the scenic valleys, forests, and farmlands of western Washington and Oregon. Saturday, July 14-Sunday, July 15
10. Seafair Triathlon
Voted the Pacific Northwest’s best triathlon and Seattle’s only Olympic distance course. Olympic Triathlon & Duathlon, Sprint Triathlon & Relay Courses, and Kid’s Triathlon. Date TBA
11. NW Trail Run – Seward Sizzler
A 4.2-mile and 10k run hosted by Northwest Trail Runs. Tuesday, July 24
12. Obliteride
Fred Hutch’s annual three-day fundraiser dedicated to fighting cancer. Several different route options for cyclists of all levels, including some that come through South Seattle. Saturday, August 11
13. LUNGevity
A 2.4-mile walk and fun run dedicated to ending lung cancer. Saturday, August 19
14. Emerald City Open Water Swim
Annual event at Andrew’s Bay in Lake Washington with half-mile triangle course and a one-mile triangle course with 30-minute and one-hour time limits. Able swimmers ages 10+ can register for either the half-mile straight course or one-mile triangle course. Date TBD
15. Run of Hope
This 10th annual 5k run and 3k walk benefits pediatric brain tumor research at Seattle Children’s Hospital. Sunday, September 23
16. Run Scared
A scary 5k dash and 4k walk benefiting The Leukemia and Lymphoma Society. Sunday, October 28

Love Is In the Air at Southeast Seattle Senior Center


I’m proud to work with this fabulous team on the Southeast Seattle Senior Center Board.
Dear friends,
I have had the privilege of serving on the board of the Southeast Seattle Senior Center (SESSC) for the past two years now, and it has been quite an amazing experience to see the dedication of all the volunteers, board members and Lynda Greene, the director and her tiny band of hard-working staff, who tirelessly run the center.
As I head into my third year, great changes and challenges are afoot as the center is about to become independent from Sound Generations, the organization that has been administering us.
We feel like we will be in much better shape and it is an exciting (if not a little scary) time, as we must raise a lot of money to keep the center going and hopefully expand our services.
If you are not familiar with SESSC, here’s what it is about:
Firstly, it’s located on the southwest corner of Holly and Rainier and has been around for 51 years! SESSC is a hopping neighborhood activity center, serving Beacon Hill, Skyway, Rainier Valley, Renton and the Central Area, providing social, educational, and health needs for baby boomers and beyond.
Our activities include an extensive exercise program and lots of classes, including computer, dance, jewelry making, art, quilting, weaving and more. We also provide recreational trips, host jazz and other music events & the popular & wacky Rainbow Bingo night, hosted by Sylvia Stayformore and the sisters of Perpetual Indulgence.
Plus, we provide a low-cost, nutritious hot lunch five days a week, which–for many of the 1,200 seniors served every year–is the only hot meal of the day.
Our Annual Fundraiser is coming up on February 10th, just in time for Valentines Day! It would be great if you could come, it is a fun event, with good food and wine, great desserts and exciting auction items. Buy tickets here now.
If you can’t come and would be willing to donate a bottle of decent wine or two, that would be fabulous. The wine needs to be a value of $20 or preferably more. We have a mystery wine grab, where folks pay $10 and pick a wine from a mystery bag. Last year we sold 100 bottles for the center.

SELLER SUCCESS STORY: Moving Fast Pays Off with Multiple Offers & $71k Over List Price

My client Maureen Chao had been living and working in sunny Brazil for several years and renting out her Columbia City Craftsman. She returned to Seattle in early October to prepare to sell it, as her renters had moved out, and the thought of eventually moving back to the rainy Seattle winters was no longer appealing. Who can blame her!
Maureen interviewed several agents, and I was lucky enough to be selected. Her house was in fairly good shape but needed sprucing up. I compiled a list of realistic to do’s (it is easy to go overboard!), and Maureen set about doing a bunch of the work herself, during her two-week vacation! I urged her to stop and get some help, and she soon realized I was right.
We decided to do a pre-inspection so that some issues could be addressed before the house was listed. The house was a 1920’s craftsmen, and we knew some of the electrical and most of the plumbing was original, but those updates would need to be done by the new buyer. However, we were able to do some small fixes that came up in the report that both Maureen and I had been unaware of.
Prospective buyers now had a detailed report they could look at and save money by not doing an inspection, although they could of course still do one if they wanted.
PRO TIP: I always advise my buyers to have their own inspection, as it allows a buyer the opportunity to be in the home for a few hours and learn a lot more about it than with just a typical showing. Also, no inspector is the same, and they will often see different issues. That said, in such a competitive market, it can get expensive if a buyer keeps losing out.
After Maureen was persuaded to take a break and spend some time with her very patient kids, a painter was hired to do interior painting and my band of contractors were able to do some other inside and outside work to get the house market ready. I checked in on the house regularly as it was vacant and made sure the hot tub stayed clean, two big concerns of Maureen’s as she was far away.
We were able to beat the bad weather and get the house listed within two weeks. What’s more, all the hard work paid off, when we received multiple offers and the house sold for $71,000 over the list price.
Maureen was shocked and delighted at the sales price!

New Tax Rule Takeaways for Homeowners

The new tax law just signed by the president had some homeowners in high-tax states standing in line at the end of the year to pre-pay their property taxes. While this wasn’t initially on the agenda for the holidays, there was so much uncertainty that some thought they’d get a jump on the situation. Let’s clear things up with some key takeaways:
- Mortgage interest deduction: Prior to the new law, homeowners could deduct interest in up to $1 million in mortgages on primary and secondary mortgages. Now, homeowners can deduct interest on up to $750,000 in mortgages on primary and secondary mortgages.
- State and local sales, income and property taxes: Under the old tax law, state and local sales, income and property taxes could be deducted from your federal income taxes. However, the new law caps federal income tax deduction at no more than $10,000 for total of all local state, income property and sales tax.
- Interest on home equity debt: You can no longer deduct interest on home equity debt, new or existing on your personal residence, unless improving the residence. Equity debt on the personal residence is deductible if it is used to finance or improve a rental property.
- Capitol gains on home sales: There has been no change, so just like under the old tax law, taxpayers can exclude up to $500,000 of gain for joint filers or or $250,000 of gain for single filers from capitol gains when selling a primary home, as long as the homeowner has lived in the residence for two of the past five years.

Happening Now: Winter Food Drive at Windermere Mount Baker

My office—Windermere Mount Baker Real Estate—recently kicked off its annual Winter Food Drive benefiting Rainier Valley Food Bank (RVFB), a South Seattle nonprofit dedicated to a hunger-free Rainier Valley, and we’d love your help.
Did you know?
- In 2016, around 1 in 8 Washingtonians did not get enough food to meet their basic nutritional needs.
- In the nation, Washington is firmly in the middle of the pack, ranking as the 25th hungriest state.
- In Washington, the number of people living in poverty significantly decreased over the last year, but nonetheless, nearly 1 in 9 Washingtonians lived below the poverty line in 2016.
- 1 in 5 kids in Washington state lives in a household that struggles to put food on the table.
- 1 in 7 Washingtonians relies on SNAP (food stamps), the Supplemental Nutrition Assistance Program, which is severely threatened by budget cuts. Half of all people on SNAP are kids.
- The majority of working-age Washingtonians who live in poverty are actively working or looking for work.
- Since the start of the recession in 2008, Washington has cut more than $12 billion in discretionary spending from our state’s operating budget, all in the areas of public safety, higher education and basic needs services.
- 1 in 6 Washingtonians relies on their local food bank.
“It can be easy to forget the struggle and hardship of others,” said Joe Easterday, Designated Broker/Owner with Windermere Real Estate Mount Baker. “The food drive is a way that we can show support for the great work Rainier Valley Food Bank does in assisting more than 20,000 of our local residents every month.”
The Winter Food Drive has been organized into three phases:
- “Oh, Baby!”– Let’s help feed our littlest neighbors by filling an entire crib with baby food, formula and cereal. January 16-29
- “Produce Power!” — Everyone deserves to eat healthy. Let’s fill the lobby with a tower of canned fruits & vegetables. January 30-February 13
- “Comfort Foods” — It’s been especially cold this winter, so let’s fill the lobby with hearty canned soups, beef stews & dry or canned beans. February 14-28

All foods collected should be non-perishable. RVFB is most in need of high-protein, nutritious foods including:

- Peanut butter
- Pasta
- Rice
- Pancake or baking mixes

SUCCESS STORY: South Seattle Bungalow Sells for 20% Above Asking Price

I find that I am often inspired and humbled by my client’s strength and tenacity. Moving is never easy. My client Diane was in her late 70’s with some major health issues, so it was so much harder.
Diane had lived in her house for more than 20 years, and we had met and talked for a few years about her plan to eventually move to an independent living residence, as living alone was getting to be too much.
“Two years before selling my house, I had Serena and two other brokers do a walk through,” said Diane. “Serena noticed details such as a retrofit, and other details the other two brokers missed. Her preparation in coming to my house with comparisons of nearby sales were thorough and skillful, totally outshining the other brokers. So when the time came, she was my first choice.”
Understandably, it was not an easy decision to make, plus the logistics of down-sizing from a three-bedroom house to a small one-bedroom apartment was overwhelming. However, she finally decided it was time to make that hard transition.
Luckily Diane had a great support system of friends and family, and several months to prepare. Her house was full to the gills, including 70 collector’s dolls that had sentimental value and needed to be re-homed.
She admitted that clearing the house out was quite an undertaking.
“It was stressful downsizing, leaving a house after 20 years and moving into a retirement home,” she said. “But Serena was consistently steady and calm. She worked with other brokers, and did all kinds of behind the scenes work that simplified my life.”
Initially plans were to put the house on the market while Diane was still living there. It soon became evident, though, that it would be easier for her to move out, as the house really needed an interior paint job and I suggested we stage the house, get the yard cleaned up, and generally spruce up the place.
I hired my team of contractors and the house was ready to list within two weeks of Diane moving out.
“The people she hired to paint, stage, and repair were affordable and did a fabulous job,” said Diane.
By this time it was late October, and not the best time to list, however the house looked great and we received multiple offers.
“Serena asked potential buyers to write about why they wanted to buy the house,” said Diane. “Giving me a wonderful sense of the new owners who were going to become the new caretakers of this 100-plus year old house, including a display cupboard that couldn’t leave!”
Diane was very relieved and very happy that the house sold for way more than she had expected with a 20% price increase.
“Serena knew the market; and honed her viewpoints with other skilled brokers,” commented Diane. “My house sold in a week for $173,000 over asking price!”
It really was a pleasure working with Diane. We had a lot of laughs as well as some tears, during the process.
