South Seattle Q3 Market Review: Highs, Lows & In-Betweens

Windermere Real Estate recently released its Seattle real estate statistics for the third quarter of 2017, and I’ve got your South Seattle numbers below.

But first, the typical seasonal slowdown of new listings in September added to frustration for buyers who are competing for a very limited number of homes.

Strong job growth continues to fuel demand. The state added 83,000 new jobs in the month of August, and September looked to be just as robust. The result? King, Pierce and Snohomish counties all reported double-digit price increases from a year earlier.

Seattle Seattle’s inventory remains as tight as ever, with homes being snapped up in days. A big hiring push by local employers just keeps adding to the pressure. With supply dwindling and demand soaring, prices had only one place to go — up. In September, the median single-family home price in Seattle soared 15% over a year ago to $725,000.

King County The median price of a single-family home sold in King County in September increased 16% over a year ago to $625,000. While down from the record high of $658,000 in July, it represents the highest value for any September since records began in 2000. Among the largest metro areas in the U.S., our region has now led the nation in cost increases for the last 11 months.

Help Us Keep Homeless Youth Warm This Winter

All of us at Windermere are very excited to be in the midst of the second season of our partnership with the Seattle Seahawks, and continuing our campaign to help #tacklehomelessness. For every home game tackle made by the Seahawks, the Windermere Foundation is donating $100 to YouthCare, a non-profit that provides critical services to homeless youth throughout the Puget Sound area.

As proud as we are of our #tacklehomelessness campaign and the money we’re raising, we know we can do more. That’s why we’re hosting another Windermere “We’ve Got You Covered” winter drive to benefit YouthCare. Each night in the greater Seattle area, nearly 1,000 young people are homeless. And with the winter months quickly approaching, YouthCare is in dire need of survival supplies to keep homeless youth warm and dry during the long, wet winter.

From October 16 through November 10, you can drop off donations to my office, Windermere Mount Baker. Our friends at Gentle Giant Moving Company are generously donating their time and trucks to pick up all of the donations from our offices. CALL FOR YOUNG ARTISTS: Submit Your Original Art by 11/3!

There are 10,000 foster children in Washington State.

This fall, my office, Windermere Mount Baker, GO: South Seattle (of which I am a proud member) and the Rainier Chamber of Commerce are co-hosting a children’s art exhibition to benefit Treehouse, an amazing organization dedicated to supporting foster families.

Pre-school through high school artists are invited to exhibit their artworks! Collaborative works by siblings or classmates are welcome. The general theme is anything that symbolizes love.

The art submission deadline is 5pm on Friday, November 3. Our curators, including Betsy Fetherston of Columbia City Gallery, renowned illustrator Elizabeth Rose Stanton, children’s author Philomena O’Neill, and Windermere Realtor Susan Cole, a former Seattle Art Museum photographer, will then vote on their favorites. We will request your selected works for exhibition in mid-November.

On Wednesday, December 6, you’re invited to an art reception and auction at the Windermere Mount Baker gallery (4919 S Genesee Street, Seattle). All proceeds will go to Treehouse to provide holiday gifts for foster children.

Windermere Mount Baker’s most recent gallery exhibition featured 13-year-old graffiti artist Alec Goodwin, who sold his entire collection at his September 22 reception!

Halloween, South Seattle-Style

It’s here! Your ghoulish guide to celebrating the fall harvest and Halloween season right here in Seattle’s most vibrant community. From pumpkin carvings to haunted houses, tricks and treats to ghostly events and much more, this is how we get our thrills and chills in South Seattle!

1. Ghostly (Board) Game Night at Cafe Red
It’s Board Game Night with a festive twist! Bring your Halloween costume and let the battles begin. Feel free to bring your favorite game(s), or play one of ours. Bonus points for board game related costumes. Hosted by the one and only Dre Anderson on Thur., Oct. 12. Beer, wine, our new Pumpkin Spice Mead, and food available for purchase!

2. Movie Night with LSPNA
Lakewood Seward Park Neighborhood Association is hosting Movie Night on Fri., Oct. 27, at the community club (4916 S Angeline) with “Harry Potter, Sorcerer’s Stone.” Doors open at 6:30 pm. Bring your refresments, we supply the popcorn. Costumes welcome!

3. Halloween Carnival & Haunted House
Jefferson Community Center (3801 Beacon Ave S) will host its Halloween Carnival & Haunted House on Fri., Oct. 27, from 6-7:30 pm, with five game tickets for $1 and haunted house admission for $2.

6. Halloween Party and Cider Press
Join Mount Baker Cooperative Preschool and Friends of Bradner Gardens Park for a family fun Halloween Party and apple press on Sun., Oct. 29, from 2 to 4 pm. Come in costume and enjoy trinket trick or treating. Bring washed, tart apples to feed the apple press and a clean container to take home some juice. In addition to fresh juice and mini doughnuts, there will be a Dia de los Muertos display, photo booth, crafts and games for kids, and a bake sale by donation. Chinook books will be also be available for sale. All proceeds benefit the Mount Baker Preschool scholarship fund.

7. Run Scared 5K
Earn your candy at the eighth annual Run Scared 5K, a Halloween fun run with proceeds benefiting The Leukemia and Lymphoma Society. Held at Seward Park on Sun., Oct. 29, at 9 am. Prizes for best costumes, top runners and tons of random door prizes. Walkers welcome, no time limit. Dogs on short leashes and strollers also welcome. Candy corn tasting bar and pumpkin bread at the finish line. Maybe even a few spooky surprises along the way!

8. Halloween Ice Scream Social
Let the kids preview their Halloween Costumes by joining in the costume parade at Lakewood Seward Park Community Club’s Annual Ice Cream Social (4916 S Angeline St.) on Sun., Oct. 29, from 4 to 5:30 pm. Enjoy a scoop of Full Tilt Ice Cream (including a vegan option), scary music and a little too much candy. Party favors for the kids and lot’s of space to run around. Free for LSPCC Members and nominal donation requested for non-members.

9. The Fright On 44th Haunted House
Since the mid nineties, the Fright has been expanding by popular demand. It now consists of a backyard maze with live actors, props, attractions, tricks, treats, and the unexpected. Admission is free; donations welcome. All ages are welcome but parental supervision is recommended. Presenting Haunted Holidays on Tues., Oct. 31.

10. The Museum of Fright
Ghosts, witches, and bats take to the skies at the Museum of Flight’s annual Halloween celebration on Sun., Oct. 29, from 10 am to 3 pm (9404 E. Marginal Way S.). Make your very own ghostly creature that floats through the air and have lots of spooky fun in the Museum’s galleries. Plus, get festive with ghost stories, monster bowling and spooky flight simulator rides. Cost: $5 to $10 (under 17 in costume free).

11. Boo Bash at the Beach: Rainier Beach Halloween Party
The biggest free Halloween event in the entire City of Seattle, Boo Bash at the Beach is a fun, safe Halloween Party and Trick-or-Treat event held in the well-lit, flat parking lot of Rainier Beach Safeway (9262 Rainier Ave. S.) with entertainment, magic, Thriller Dancing, and storytelling by award-winning local children’s author JL Cheatam. Open to all kids, and kids-at-heart! Tues., Oct. 31, from 4 to 7 pm; FREE.

12. Columbia City Trick or Treat
Tues., Oct. 31, 4 to 6 pm. The kids crawl will take place along Rainier’s historic corridor. Look for orange and black balloons in front of participating businesses.

13. 13th Annual Día de los Muertos Celebration
Join El Centro de la Raza’s 13th Annual Día de los Muertos (Day of the Dead) Celebration on Thur., Nov. 2 (2524 16th Ave S.), featuring a free altar/ofrenda exhibit, community dinner and children’s activities from 5 pm to 8:30 pm. Free admission, dinner & limited street parking.

SELLER SUCCESS STORY: Kassie’s Columbia City Crib Sells for $152K Over List Price

We did A LOT of work on Kassie’s house, and it payed off when her home sold for $152,000 over list price.

I had helped Kassie buy her house in Columbia City back in 2009, and it was quite a fixer. It was a cool house though, as it had been built by a ship builder and was super solid and unique.

Over the years Kassie had contacted me about suggestions to improve the property, apart from cosmetic work with the eye to eventually selling the house, when her girls were ready to leave home. Her biggest and smartest investment was to make the basement into a one-bedroom, daylight apartment.

When it came to sell, I advised her on how to get the most money without going over board and hired my team of contractors to work on the house, once they moved out. There were some funky things that had been done to the house, for example, Kassie had hired a handyman to replace the upstairs shower and he had done a terrible job, using floor tile on the walls!

That was the first project to tackle, I chose a matte white subway tile that was on sale at a discount store for the walls. The grungy shower pan was given a good clean, so it did not need to be replaced and a new shower head was added. Not a lot of money was spent and the shower looked cool.

The exterior and interior sorely needed painting and so I chose an exterior color that complimented the rust colored roof tile, and added an orange door to make the house look warm and inviting. The interior was painted in a soft white, one daughter’s bedroom was Pepto-Bismol pink! The yard was cleaned up and mulched, windows washed, house cleaned and staged. In all about $15,000 was spent but it was well worth it, as the house sold for $152,000 over the list price, it would never have sold for anywhere near that much if the work had not been done.
