SUCCESS STORY: 1st-Time Buyers Get Great Lakeridge Home For Less Than Listed Price + Concession!

Carli, Mark, Penny & baby Ivan got a really cute updated, 3-bedroom, 2-bath, mid-century in Lakeridge for less than the listed price, and with a $5,000 concession.

Originally from the Portland area, Carli and Mark were referred to me by some friends of past clients. They had recently moved back to the Pacific Northwest after five years in Brooklyn, New York, and were renting a Lakeridge apartment with a lovely view of lake Washington.

Carli was pregnant with their second child, and they were not looking forward to house-hunting in the hottest market in the nation considering all the multiple-offer horror stories, especially with two young children in tow.

Well shockingly enough, their stars aligned and Carli and Mark found a really cute updated, three-bedroom, two-bath, mid-century home just up the street from their rental that was perfect for them. After some negotiating, the seller even accepted a lower offer price as the house had already been on the market for 20 days, and the market had slowed down a bit in August.

All seemed rosy, until we had the inspection and found what were thought to be some significant and potentially very expensive flaws. However, as I always point out to buyers, inspectors are generalists, who are sometimes wrong. Luckily, this turned out to be the case!

In fact, after consulting with an electrician, a general contractor, and getting written proof-of-work done from the seller by licensed and bonded contractors, Carli and Mark could breathe a sigh of relief and move forward. The house was listed at $450,000, and sold for $435,000, with a $5000 credit towards their closing for some work that really did need to be done.

Their sweet house even has a peek-aboo view of Lake Washington. Congratulations, guys!
